Planning a cabin hotel with Studios
Four to forty identical rooms in a landscape. What we have learned about siting, services and sequencing a Studio property.
The Studio exists because operators kept asking the same question: can we have the small one, many times, and can it go where a truck-delivered box cannot? The answer is yes, and the details are what make a property work.
Siting. Studios stand on screw piles, so they do not need excavation and can be removed. That opens up leased land, dunes, rocky ground and slopes up to about ten degrees. Face the glazed gable at the view and the deck toward the path; the black roof turns its back to neighbors, which gives privacy without fences.
Spacing. Guests want the feeling of being alone in a landscape. Twenty-five to forty feet between gables works on open ground; on a wooded or sloping site, closer is fine because the terrain does the separating. A shared building, a One or a Two, holds reception, kitchen and a room for the weather.
Services. Plan a trench for power, water and waste along the path before the piles go in, and put the bathroom on the path side of every Studio so the runs are short. Composting or vacuum systems suit remote sites; we have detailed both.
Sequencing. Order in batches that match your opening plan. A first batch of six lets you open with a small team and learn the property before the next batch arrives. A Studio is weather-tight within a week of the frames standing, and a furnished interior package means a unit can take guests days later. From order to first guests within a season is a realistic target for a first batch.
Numbers. Volume pricing starts at four units. The rest of the case, occupancy and rate, is yours to make, but small, well-sited cabins with a view have consistently outperformed the surrounding market in the properties we have studied, and repeat bookings follow the room people photograph.
