Summit Park is the wooded neighborhood at the top of Parleys Canyon, on the Summit County side of the pass. It is the closest mountain community to Salt Lake City and one of the quietest near Park City: no resort traffic, a voluntary community association, trails out of the back of the lots, and snow that lingers into late spring.

The lot rises from Matterhorn Drive on a south-facing slope, with electricity, natural gas and public sewer available at the street. The seller includes a set of house plans; with an AFRME the plans change, the site strategy does not: garage and entry at the road, living above, bedrooms above that, with the gable and balconies turned to the view.

Canyons Village and Park City Mountain are a short drive east on I-80 and Highway 224, Deer Valley a little further, and Salt Lake City International Airport about thirty-five minutes west down the canyon. Kimball Junction, with groceries, restaurants and the Olympic Park, is ten minutes away.

The home we would build here

The Four.

An uphill, south-facing lot above a quiet street is what The Four was drawn for. The two-car garage sits at street level inside the profile, the living floor and its balcony sit a storey above the road, and the bedrooms and the peak room look north over Summit Park to the mountains beyond. A tall, narrow house makes the most of a steep lot, and the near-sixty-degree roof sheds the snow that Summit Park keeps into May.

How it works

Three steps from this page to a home.

  1. Buy the land from its seller through the listing brokerage. We are not the seller or the agent.
  2. We check the lot for The Four: access, ground, services, setbacks and the permit path, and give you a whole-project cost schedule with the land, the site work, the home and the finishes on one page.
  3. We adapt the model to the lot, run the engineering and the permit drawings, and build it with our crew.
